Manly Median House Price Hits Million-Dollar Mark

Manly maintains its double-digit growth rate as the median house price hits the seven digits for the 12-month period ending September 2021. The bayside suburb cracked the million-dollar mark amidst a strong investment climate and a continuing shift in lifestyle preferences to favour a sea-change or tree-change.

Manly House Price Growth

Manly’s housing market has seen an exponential rise in recent years. From October 2020 to September 2021, the median house price increased by 11.92 per cent, according to Property Market Updates. For this period, the median house price increased to $1,080,000 from $965,000 in the previous year. 

There were 105 properties sold for this period at an average of 60 days on market. Resort-style four-bedroom homes sold the most at 59 properties, but it’s the two-bedroom houses that moved briskly, at 26 days on the market.

Manly continues to attract buyers and investors looking for a village-style community where locals enjoy a chill and relaxed bayside lifestyle. A place known for its boats, it’s common to find families enjoying the waterfront, either for a walk or play or for sailing, given that it has one of the biggest marinas in this part of the world.

On the other hand, unit properties in Manly remained relatively flat, showing just 3.77 per cent growth from October 2020 to September 2021, pushing the median unit price at $550,000. As with the previous quarter, demand for Manly units outstripped supply with only 27 properties sold within an average of 64 days.

Industry insiders are confident that upcoming residential and commercial building developments, including the redevelopment of the more than 50-year-old community hive, the Moreton Bay Trailer Boat Club, will improve unit values in a few years.

Stratton Terrace Development to Bring New Dining or Lifestyle Amenities to Manly

An ongoing development site on Stratton Terrace, located a few metres away from Manly Harbour Village, could make way for an exciting lineup of dining establishments or other lifestyle amenities to the bayside suburb.



The $40-million development of 191 Stratton Terrace comes as Manly experiences a renaissance in its dining and retail scene with the revamp of Manly Boathouse, the changes at The Manly Hotel, the facelifts at the Moreton Bay Trailer Boat Club, and the addition of new restaurants with interesting concepts, such as The Arsonist. 

The building has been designed to be low and set back from the street. Its facade will be featured with weatherboard and metal screen elements to blend with the appearances of the other buildings in the precinct. 

DeMartini Fletcher, the developer behind 191 Stratton Terrace, has listed the ground floor spaces on the market to find the right food establishments that could deliver a fresh dining experience for locals and their guests.

Up for grabs are a 187-sqm strata-titled premises, a 112-square metre indoor/air-conditioned restaurant, and a 75-square metre alfresco dining space with a 20-metre frontage. Watch a Melbourne Cup Movie for FREE in Manly!

To mark the return of the Melbourne Cup for 2021, Manly Harbour Village is hosting a FREE movie event at the Little Bayside Park Royal Esplanade. This Manly screening will feature “Ride Like a Girl,” a 2019 film about the life of Michelle Payne, the first female jockey to participate in the Melbourne Cup.



Happening on Saturday, 6 November 2021, the showcase will run at 7:00 p.m. Prior to the screening, however, there will be a parade of lights and a chance to partake in a few takeaway options, including some delicious fish and chips from Moreton Bay. 

Visitors to the esplanade can expect a wonderful evening of entertainment with the gorgeous Manly Harbour in the background. Pack a picnic and bring chairs, cushions, and rugs to get settled for the movie.

“Ride Like a Girl” stars Teresa Palmer as Michelle Payne, the youngest of 10 kids, who was trained to ride by her single dad, Paddy Payne, played by Sam Neill. Payne grew up in Miners Rest in Victoria and won the Melbourne Cup in 2015, riding Prince of Penzance. 

The film was originally released in September 2019, where Palmer was recognized for her acting at the Australian Academy of Cinema and Television Arts Awards (ACCTA). The film is written by Andrew Knight and Elise McCredie and directed by Rachel Griffiths. 

The movie also features Steve Payne, Brooke Satchwell, Sullivan Stapleton, Zara Zoe, Sophie Forrest, Shane Bourne and Magda Szubanski.

The Manly Hotel

The Endeavour Group, the company that owns BWS, ALH Hotels, Dan Murphy’s and more, has taken over the hotel in October 2021 and signed a 50-year lease to manage the venue. Endeavour Group revealed its plans to expand its hotel operations following its split from Woolworths.

Established in 1955, The Manly Hotel has changed hands for the first time this year, after the original owners, the McDonald family, announced that they will no longer renew the lease to the hotel.

It will undergo extensive renovations and upgrades, though there is no exact date yet as to when the works would begin. Endeavour Group has big plans for the iconic hotel and sees it as a jewel in their extensive hotel holding. 

Moreton Bay Trailer Boat Club

Known as one of the most popular venues in the bayside, Moreton Bay Trailer Boat Club is currently in its biggest facelift yet in its 56-year history. Major upgrades include an extension of the clubhouse and adding a deck overlooking the harbour. Award-winning construction team Ashley Cooper Construction was tasked to do the refurbishment for the club.

The revamp was needed to cater for the club’s significant growth and development over the past two years. Now, the club’s membership has reached more than 11,000. As the venue itself expands, the club is also planning to double its staff.

191 Stratton

DeMartini Fletcher’s residential development at 191 Stratton Tce, Manly is a four-storey residential complex with 42-units and retail space. Amenities include a resort-style pool, BBQ area and wellness gym. A rooftop recreation deck boasting stunning bay views is also available for all residents.

Works have been delayed following issues with some locals, but the developer agreed to tweak certain elements of the designs and lower down the number of units and retail space. The construction of 191 Stratton is now in full swing as construction officially started in July 2021. 

The Village Manly

A project of The Village Retirement Group and Anglicare Southern Queensland, The Village Manly is a 100-unit luxury retirement village in two four-storey and two six-storey buildings.

Located next to the Edwin Marsden Tooth Memorial Home (Lota House), The Village Manly will be done in two stages. Stage 1 will be for the 46 apartments (23 apartments for each building) and Stage 2 for the communal facilities for residents.

Brisbane City Council initially rejected the project in late 2019 but the Planning and Environment Court overturned the decision after the developers made a few changes in their proposal and reduced the number of units.

Works on Stage 1 of The Village Manly is set to be complete between September 2022 and March 2023.

Manly Median House Price Grows By 16% As Buyers Seek the Sea Amidst Lockdown Lifestyle Changes

The median house price for the 12-month period ending June 2021 shows Manly just under the million-dollar mark, as double-digit growth in the bayside suburb is fuelled by the Brisbane property boom, a favourable investment climate, and a shift in buyer preferences.



From July 2020 to June 2021, Manly’s property values grew by 16.01 percent, setting the median price at $980,000 compared to $844,750 in the previous year, per data from Property Market Updates. Some 97 properties were sold during this 12-month period with the most expensive property going for $2,550,000. 

The said house on Gordon Parade encompasses a 270-degree view of the bayside enclave with five oversized bedrooms, its own cinema and gym, and flowing indoor-outdoor living space. More buyers are keen on paying a premium on lifestyle assets or homes with a view of the natural beauty around the property, something that Manly could deliver.

The suburb’s relaxing and quiet seaside vibes with its quaint village-style shops have been very attractive for families and downsizers as everything the residents need is within a block of each other. 

Distinct sea-change and tree-change trends have been observed, particularly in regional and coastal Queensland, as buyers seek lifestyle changes and move interstate, escape the city, or come back to Australia. 

“A coastal lifestyle has become extremely important. There’s been a significant uplift in some coastal towns. We’ve seen those lifestyle properties really kick up in value,” JPM Valuers director Jason Matigian said.

Unit Price Growth

Most affluent property owners would love a lifestyle apartment in idyllic Manly despite the shortage of stocks. From July 2020 to June 2021, Manly units took an average of 88 days to sell with 37 unit properties sold, pushing the median price by 0.55 percent at $550,000.

Three years ago, Manly’s unit median price was at $800,000 amidst a buying frenzy for waterfront properties from investors who want to take advantage of high rental yields.  



Meanwhile, neighbouring Manly West is currently among 11 Brisbane suburbs with the tightest rental vacancy markets, according to the Real Estate Institute of Queensland (REIQ). 

According to REIQ CEO Antonia Marcorella, whilst low vacancy rates would be positive for landlords and investors, demand for housing from tenants could spur a crisis, leading to homelessness, that the Queensland housing system should address.

Endeavour Group Takes Over The Manly Hotel

Endeavour Group, the company behind ALH Hotels, Dan Murphy’s, and BWS, is set to run The Manly Hotel beginning October 2021. They will hold a 50-year lease on the venue that used to be managed by the McDonald family.



Under the new management, The Manly Hotel will undergo renovations and upgrades that will see the longstanding venue revitalised to its former glory. The company will also retain the existing staff. 

In early 2021, the McDonald family, who has been the steward of hotel since the 1970s, announced that they will not renew their lease after more than a year of mulling over their opportunities. 

Sandy McDonald, who inherited the stewardship of the Cambridge Parade venue from his parents, Stewart and Dulcie McDonald, took The Manly Hotel to greater heights as an award-winning venue.

However, the McDonald family will remain a presence in the bayside as they manage the Manly Marina Cove Hotel at the Royal Esplanade.

Meanwhile, the Endeavour Group’s acquisition of the hotel and pub comes as the company finalised its separation from Woolworths. Bruce Mathieson, the company’s major shareholder, said that they will no longer be constrained to expand following the changes to their business.

Endeavour’s new chief executive Steve Donohue said that they will be focusing on the growth of their hotels division in the coming years. 



Urbex Sells Property in Prestigious Manly Location

Urbex, a residential and commercial developer in major cities across the country, has put up a rare opportunity for investors to purchase a spacious property in a prestigious location in Manly. 



The site on 37 to 41 Oceana Terrace, atop Manly Hill, overlooks the Manly Boat Harbour and captures the gorgeous views of Moreton Bay and North Stradbroke Islands. Spanning 1,760 square metres, the land has potential for reconfiguration as a commercial or residential development for affluent locals, across three titles.  

The land has existing houses that may also be primed for an upgrade, subject to Council approval. The houses have a combined nine bedrooms and five bathrooms.

Craig Covacich of Urbex said that the offer is a “perfect opportunity” for investors to capitalise on an established and beautiful location amidst a lack of supply in an in-demand market like Manly. 

Ubex expects that the site will fetch a record price, with both locals and interstate buyers expressing interest. 



In Manly, the average price for a house with at least four bedrooms is $1.2 million as of 25 June 2021. The general forecast for Brisbane’s property will continue to strengthen in 2022 as a result of the city’s improving infrastructure. 

Live Green Through Bethania St Community Garden Workshops

Did you know that the Bethania St Community Garden in Lota will be hosting workshops on gardening and composting?



Composting

Composting involves recycling organic matter such as kitchen scraps, garden clippings, and other forms of green waste by using them as mulch to enrich soil and plants. With the aid of these new compost bins, people will be able to provide their gardens with nutrients from leftover food.

Some of the benefits provided by composting include spending less time weeding, using less artificial fertiliser, making soil healthier, saving time and money, and keeping green waste out of landfills and reducing overall greenhouse emissions. 

Brisbane City Council invites Manly and Lota residents to partake in their compost rebate program, which gives eligible Brisbane residents up to $70 worth of rebates on the purchase of equipment. Those interested in taking part can do so via this website. Once registered, people can come and claim their free compost caddy from Councilor Peter Cumming’s office. 

Those interested in learning more about composting and gardening can visit the Bethania St Community Garden in Lota which provides a range of workshops both interactive and educational.

Upcoming Workshops at the Bethania St Community Garden

A workshop dubbed “Introduction to Organic Gardening” is scheduled for Sunday the 1st of August 2021, from 9:30 a.m. to 11:30 a.m.. The workshop will teach attendants how to start a vegetable garden with topics such as location, soil, garden beds, seasons in South East Queensland, and lastly, plant choice. 

Another workshop called “Veggie Gardening for a Year-Round Supply” has been scheduled for Sunday the 8th of August 2021, also from 9:30 a.m. to 11:30 a.m.. This event will teach attendants all about how food can be grown all year round, covering topics like seasonal plants and how to plan harvests throughout the year.

The last Community Garden workshop in August is “Propagation – New Plants from Old”, will be held on Thursday the 19th of August 2021 from 9:30 a.m. to 11:30 a.m.. This workshop is about propagation — the process of growing plants from specific sources such as seeds, cuttings, and other plant parts. Here, participants can learn about edibles and get the chance to bring plants home to grow and practise what they’ve learned.

Manly in Top 6 of Brisbane Suburbs With Biggest Median Price Increase

Whilst hundreds of Brisbane suburbs are projected to have an increase in median price for houses by the end of 2021, Manly has been ahead and has had a 20 percent surge in the first quarter.



This waterside eastern suburb is one of the top six Brisbane areas with the strongest gain in the housing market as of March 2021. Manly’s current median house price is tipping nearly a million at $985,000. 

Highgate Hill is also experiencing a 20 percent increase with a median price currently settled at $1.2 million. But it is Yeronga that has the biggest first-quarter surge at 38 percent, followed by Saint Lucia, New Farm and Hamilton at 36 percent.

Brisbane’s property market sales within the last six months have been described as “extraordinary.” However, apartment sales in Manly have been rare, with only a handful of listings during this quarter.

Manly appeals to investors for its chilled coastal lifestyle. The community hub at The Esplanade is a big and idyllic place for families with kids who enjoy heaps of activities at the harbourside, or young professionals who love spending time at the rows of shops and eateries, and retirees who spend their weekends at markets or going on sailing.

Manly Boathouse: Bayside’s Newest Seafood Go-To Opens

Despite some unexpected structural issues during the redevelopment and a burglary days before its scheduled opening date, Bayside’s newest restaurant, Manly Boathouse, has finally welcomed diners at the site of the former Wilson’s Boathouse.



Bound to be the new seafood go-to, Manly Boathouse is from the team behind Newstead’s Reef Seafood and Sushi, Nikki and Greg Kay, both old-timers in the seafood industry. 

Braden White is the talented chef heading the kitchen, where he will be creating and cooking up mouthwatering culinary treats, such as this winning sand crab linguine.

Diners can expect to order a plate full of fresh sashimi, buckets of prawns, hefty seafood platters, and wood-grilled seafood goodness like barramundi or swordfish, as well as a range of roasted BBQ chicken, slow-cooked lamb shoulders or premium steaks. (SEE MENU

To complement the food, the restaurant also offers a wide selection of wines from France, Italy, Spain, New Zealand and some local favourites. The choices for cocktails or craft beers are extensive as well. 

The boulangerie serves a rotating selection of pastries like croissants, danishes and cream puffs.

Within the next few days, Manly Boathouse will open its outdoor kiosks right by The Patio section. The kiosks will feature a fish & chippery, a coffee bar and a gelateria boasting of freshly-made cold treats. 

The casual open-space dining area, set with picnic tables and striped umbrellas, requires no reservation and promptly opens at 5:00 a.m. for breakfast lovers who can enjoy classic dishes with a gourmet twist.
